Position Overview:

The Manager of Strategic Projects (MSP) will be the catalyst in bringing strategic real estate opportunities from the municipal and neighborhood plans to life, while evaluating priorities for future areas of focus. Success in this role will be achieved by merging the industries best practices with a new and innovative approach that will enable the advancement of the strategic retail, industrial, commercial and residential opportunities.

Driving several critical initiatives at any given time, guiding the project team, leading appropriate analyses, meeting project goals, managing timelines and working with the CEO to successfully implement and execute the development strategy will be the primary role of the MSP. Supporting the team in managing current assets, the analysis of future opportunities through analytics, data gathering, and the necessary documentation to support ongoing and future initiatives.

The MSP will interact effectively with the team and be viewed as a trusted business advisor by all. In addition, the role will require a keen ability to build a strong working relationship with various external partners, including the City of Saint John, Enterprise Saint John, developers, realtors, investors, etc. Critical outcomes include supporting the team, being accountable for validating current and future projects opportunities, adding value to the organization through their energy, creativity with new ideas, research, analysis, and voicing well-substantiated dissenting opinions.

What you'll do

Responsibilities

  • Assist the team and to grow the organization, strengthen it, ensure its sustainability, and deliver on tax base growth for Saint John.
  • Execute on the strategic plan that guides the direction of the organization.
  • Identification and project management of viable projects, preparation of business cases to support the team in making decisions that align with the municipal and neighborhood plans, creating synergies with other ongoing projects and ensuring all opportunities meet the needs of a changing population.
  • Lead the research, analysis of the top development opportunities each year, including prioritizing timeline, reward, risks, and data-gathering.
  • Working closely with the Growth & Community Development Services team, from the City of Saint John, provide leadership in attracting development opportunities and generating leads aligned with municipal and neighbourhood plans. Works with the Growth & Community Development Services team to provide value-added supporting the marketing and promotion of development opportunities and the programs and services offered by the City’s One Stop Development Shop.
  • Assist with carrying out community plans, oversee projects, and organize the work of groups involved on specific projects that assist in the execution of the identified strategic opportunities.
  • Lead a strategic real estate approach in collaboration with municipal and other community partners; ensures coordination of municipal land development objectives with provincial and federal levels of government.
  • Preparation of regular reports on progress, budgets, and expenditures related to the management of strategic projects.
  • Working with the CEO, and other team members, to steward the projects through to completion.
  • Accountable to meet defined Key Performance Indicators (KPI’s).
  • Represent the organization as required in a variety of settings, with clients, community partners, media, or the public.
  • Demonstrate effectiveness through balancing long-term growth with short-term opportunities.
  • Assist team with completing risk analysis on potential investments, risk and return.
  • Demonstrating the leadership necessary to make the organization’s mission a success.
  • Other duties or responsibilities as required or requested.

What you'll need

Qualifications

  • Completion of a bachelor's degree in a relevant discipline including business, economics, urban planning, architecture or engineering at an accredited college or university (i.e. MCIP, RPP, BURPI, MCRP, M. Arch, RAIC, P. Eng) or equivalent work experience.
  • Previous project planning, community planning, real estate development, and strategic planning experience is essential.
  • Project Management experience would be considered an asset (i.e. PMI).
  • Five to seven years of responsible leadership in managing projects, strategic planning, and financial analysis particularly regarding real estate development projects.
  • Strong business acumen and understanding of corporate finance and real estate development principles.
  • In-depth knowledge and experience with all aspects of real estate development and the ability to analyze opportunities for feasibility, risk, and economic impact, (including policies, guidelines and statutory requirements, and industry best practices).
  • Results driven and focused on the organizational objectives with the ability to develop tactical plan to achieve results.
  • Experience in building and managing relationships; being responsive to the needs of all clients of the organization, including funding organizations, the Board of Directors, local community advocates, participants, and employers.
