The Maintenance I works under the supervision of the Manager, Maintenance and Operations or designate and the direction of the Lead HVAC Technician. The Maintenance I provides general maintenance service for the HVAC, heating and cooling systems, snow removal equipment chiller and cooling tower equipment, and controls equipment. The Maintenance I provides snow removal and welding services. Works collaboratively with other Facilities Management employees to ensure timely, accurate, and effective delivery of services.

Union affiliation for this position is with Bargaining Unit 170. The hourly rate is $22.28 (Probation) / $22.78 (Permanent).

Hours of work for this position are eight (8) hour variable shifts including days, evenings, weekends and some nights equating to forty (40) hours per week.

What you'll do

Responsibilities

Duties for this position include, but are not limited to:

· Performs PM routines and performs trouble-shooting and repair to HVAC heating and cooling systems equipment.

· Works closely with any outside agency that is required to perform work on the above noted systems. Uses any such collaboration to enhance knowledge and trouble-shooting expertise.

· Assists the Controls Technician in performing preventative maintenance for the HVAC controls system.

· Establishes a good working knowledge of all HVAC, heating and cooling schematics, drawings, and control logics within the complex.

· Assists other maintenance staff in FM, trouble shooting, and repair of refrigeration, HVAC, heating, cooling, and control systems.

· Cleans and maintains the boilers, steam traps, chillers, and cooling towers.

· Responds to air quality, heating and cooling calls and makes adjustments and recommendations.

· Performs miscellaneous welding.

· Performs air-balancing checks to verify operation and makes adjustments as necessary.

· Performs preventative maintenance and repair of snow removal equipment.

· Cleans assigned mechanical rooms.

· Performs snow removal and ice control and maintain log.

· Cleans chillers and cooling tower.

· Attends training sessions to keep up with technological changes and relevant skills.

· Performs other related duties as may be assigned.

What you'll need

Qualifications

To be the successful Maintenance I you will possess a Building Mechanical Trade school certificate or Power Engineering Ticket plus two (2) years of experience in a related mechanical field in a maintenance environment. General working knowledge of HVAC, and heating and cooling systems in a large facility and the ability to work with mechanical tools and equipment is required. Ability to perform all duties in a safe manner, following health and safety legislation and all required safe work practices and procedures, in order to minimize risk of injury and property damage is required in this position. You must have the ability to work in a team environment while interacting with customers in a positive working relationships and the ability to communicate effectively in a positive manner conveying and responding to information. The ability to work alone and complete tasks with minimal supervision and to take initiative in completing tasks with minimal instruction will round out your abilities as the successful candidate. Must be able to work shift work. Ability to weld would be considered an asset.
