The Director, Development & Construction Services, will be a member of the senior management team and will have responsibility for land development as well as for health and safety for both low-rise housing and commercial construction activities. In addition, they will have responsibility for preconstruction, estimating, procurement, and design as they relate to low-rise housing activities. This role is integral for future planning and tracking progress towards our business priorities and plans.

What you'll do

Responsibilities

Operational:

  • Lead, manage and be accountable for land development and for health and safety.
  • Lead, manage and be accountable for the following functional areas for low-rise housing activities (preconstruction, estimating, procurement, and design).
  • Delivery of best-in-class customer service by leveraging the Cresco Experience Playbook.
  • Leadership and/or participation in development and execution of strategic and business plans.
  • Achieve results against the approved budget and business plan.
  • Performance and career development of staff.
  • Providing best advice to the Vice President.

Leadership & Management:

  • Overall planning, direction and appraisal of individual staff's work and performance.
  • Fostering effective team culture and work environment.
  • Compliance with Cresco policies and procedures.
  • Promotions/transfers, salary actions, hiring, disciplinary discussions, and terminations.
  • Understand and provide insight on the competitive environment.
  • Stay abreast of market dynamics and the evolving sales strategies of our competitors.

Construction:

  • In collaboration with our Manager, Health & Safety, create an environment where high standards of safety are maintained, ensuring compliance not only with regulations but striving to exceed Cresco standards.

Budgets, Contracts & Purchasing:

  • Oversight of budgets and cost tracking.
  • Establish and maintain robust purchasing and construction release protocols to maintain construction programs with the goal of achieving budgeted margins and evenflow production.
  • Through positive engagement with our trade partners, seek ways to control costs while delivering superior product and performance.
  • Drive innovation: work with the entire team to stay abreast of product and material evolution and implement into our product offering and construction practices.
  • Foster engagement of manufacturers, suppliers, and trade contractors with our internal team to seek ways to continuously improve our processes.

Financial Performance:

  • Profit and loss responsibility.
  • Responsible for development, execution, and status reporting of plans to maximize revenues/gross margins and minimize costs/expenses.
  • Market Intelligence: market conditions and buyer's needs/wants; competitive analysis.

What you'll need

Qualifications

  • Post-secondary education in management, construction management, or business with demonstrated exposure to critical thinking.
  • MBA or Engineering Degree would be considered an asset.
  • Minimum 5-8 years in the construction industry.
  • Proven track record in project management.
  • Experience in development or infrastructure renewal projects.
  • Management of construction contracts.
  • Excellent communication and negotiation skills, written and verbal.
  • Strong leadership skills with ability to foster teamwork and work well with other departments.
  • Must have excellent communication skills, both written and verbal. Be able to clearly articulate and convey concepts, ideas, and issues to team and management.
  • Good knowledge and understanding of building contracts, drawings, industry terminology.
  • Proficient in analytics.
  • Strong ability to identify critical paths and make informed business decisions through experienced industry knowledge and objective analytics.
  • Proficient in Microsoft 365.
  • Experience in using technology to track progress against business targets.
